How established is the business?
How long is the lease on the building (assuming it is not a mobile fabrication business)
Does it come with Equipment? What is the condition of that Equipment.
Does the business have employees? One man shop?
As Brad from Fulcum mentions above - Are you more of a Business Owner, or a Tradesman - skills in machining, welding, woodworking...
You don't need to post it here, but what are the terms of the sale and how long would it take you to earn that cost back and start making money...
